Job Functions:

The Roving Building Operator’s primary responsibilities will be to assist with the day-to-day operations of all current and future properties that fall under the management of Tricap Properties. Although reporting directly to the Director of Operations, the Roving Building Operator will play a key support role in working closely with the entire Property Management team to ensure that all property portfolio assets are consistently well maintained and operated.  This will include, but not be limited to, performing general building maintenance tasks, minor repairs, conducting daily inspections of the properties, the review of mechanical equipment and other building systems maintenance. The Candidate will be required to have a good understanding and working knowledge of electrical, plumbing and life safety systems.  In addition, the successful candidate must have strong knowledge of all current health and safety policies and government legislations. The ideal candidate is someone who is a “hands – on” individual that is able to use prior work experience and technical skills to determine service requirements.This position requires attention to detail with an eye for increasing “curb appeal”, as well as a strong commitment to customer service (both internally and externally).


  • Verify through inspection that proper preventative maintenance duties are being carried out on all building systems and equipment (i.e. HVAC, Plumbing, Mechanical, Electrical and Life & Safety Systems)
  • Provide “on-call” evening, holiday, and weekend services, which includes being available for the response to all after-hour calls and/or emergencies
  • Assist in the creation and/or maintenance of a detailed preventative maintenance program for each of the properties and to clearly identify, record and report all deficiencies applicable to each property
  • Provide detailed weekly and monthly reports (where determined) to the Director of Operations and the applicable Property Manager on specific building operations and site conditions
  • Work with all contractors and vendors on building maintenance matters and service contracts. In addition, work in conjunction with Tricap’s construction and leasing departments, as requested, to facilitate and monitor both Landlord and Tenant related work
  • Assist with set-up of marketing / leasing activities and events as requested
  • Assist in dealing with emergency conditions and related incidents
  • Verify contracted snow removal services have been performed, and between contractor visits assist with salting and snow shoveling as required
  • Verify contracted lot maintenance services have been performed, and between contractor visits assist with general lot maintenance clean-up where required
  • Maintain the cleanliness and appearance of all machine rooms, electrical rooms, mechanical rooms and communication rooms
  • Routinely inspect building interiors and site conditions along with all equipment to determine if additional maintenance or work is required
  • Monitor waste removal, recycling and smoking areas for cleanliness and prevention of any safety issues
  • Organize & maintain an inventory system for equipment, supplies and tools
  • Conduct meter readings on water, gas, electrical and any other utility consumption on a monthly basis
  • Ensure compliance with any and all applicable government regulations
  • Create and maintain a vendor list for emergency contact information
  • Monitor building security system, fire alarm panel and sprinkler system regularly for proper operation and report any discrepancies or issues of concern
  • Assist in conducting required fire drills
  • Assist with the inspection & testing of fire protection equipment & systems at recommended intervals for proper operation in order to meet legislative requirements
  • Perform hands-on duties such as general clean-up, minor repairs, painting, bulb & light fixture replacements, HVAC filter maintenance and other miscellaneous duties as required or assigned with the ultimate objective being to maximize curb appeal for each asset, and ensure 100% tenant satisfaction in all cases
  • Other such related duties as may be assigned from time to time

  • High School Diploma
  • 5+ years of experience in building maintenance, preferably in the commercial property management field
  • BES or Equivalent – Certificate of Building Environment Systems, Class One & Two or SMT
  • Experience in preventive maintenance & energy management programs
  • Must have a valid driver’s license
  • Basic knowledge of electrical, plumbing, mechanical and life safety systems
  • An individual that can work well independently, as well as part of a dynamic growing team
